House Rules


CHECK-IN AND OUT

  1. You may check-in any time after 3PM local time and must check-out by 10AM local time. Early check ins and late check outs are available upon request and subject to availability.

  2. To request an early check in or late check out, please email us at book@kahlobondi.com or call 1300 663 800. We will do our best to accommodate your request however this is subject to availability. Extra fees may apply.

  3. If you overstay past your check out time, we reserve the right to enter the property, remove any belongings and take further action as necessary and appropriate. You will be liable for any associated costs and additional fees incurred from damages, relating to our loss of a subsequent guest reservation or booking alternative accommodations for any part of the time you overstayed.

  4. In connection with your stay, you should receive an email from us containing check-out instructions. Please follow those instructions and call us at the phone number provided with any questions.

  5. Please clean the kitchen after using it and empty the trash at the end of your stay. Non-compliance will result in an additional cleaning fee.

  6. Please double-check that you have switched off all the lights or other electrical devices (including the air conditioning, oven, stove top) before you go out.

BASIC HOUSE RULES

No smoking. There is a strict no smoking policy (including on balconies or terraces). Breaking this rule will incur a $300 fine plus the cost to clean and deodorise the property.

  1. No parties or events are allowed.

    No parties are permitted at any time. No unregistered guests are allowed. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates. It is the responsibility of the guest who made the booking to ensure that any visitor/s also complies with our house rules

    This property is in a residential area with permanent residents near by. We have a no party, no noise policy. If we get a complaint from a neighbour you will be asked to vacate immediately plus full bond will be claimed. No questions asked. If you are planning a party please book elsewhere. No unregistered guests are allowed. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates. It is the responsibility of the guest who made the booking to ensure that any visitor/s also complies with our house rules

  2. No pets allowed, unless specified otherwise. Guests will be responsible for cleaning up after their pet.

  3. We welcome children of all ages to our property. Please take into consideration steps and balconies in the safety of your children before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of the parents and/or guardians. Supervision of children around stairs, balconies, roads, driveways and all areas of the property and surrounds are the sole responsibility of accompanying parents/guardians and Kahlo Bondi accepts no responsibility.

  4. Please minimise noise between 10PM to 7 AM to ensure our neighbours can enjoy a night of undisturbed sleep. The majority of our neighbours live here full time. If any neighbours report excessive noise, your stay could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the full reservation amount.

  5. We understand that accidents do happen and kindly request that you report any accidental breakages or damages in writing before checking out. In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.

  6. We provide an initial supply of consumable household supplies and toiletries.

  7. We also provide linens and kitchenware for your use during your stay. Any such items that are removed from the property will be charged to you in accordance with the Kahlo Bondi / Furnished Properties Terms.

  8. Please refrain from rearranging the furniture and take care when using amenities. You will have to pay for damages that exceed the security deposit.

  9. Please park your vehicle in the designated space. You must comply with all provided instructions, all publicly posted parking signs and policies, and any other applicable parking laws. Kahlo Bondi is not responsible for your or your guests’ non-compliance with such instructions, signs, policies, or laws.

  10. Safety and Security. You are responsible for your and your guests’ safety and security. Please read, listen to, and comply with any fire, health, or safety rules and regulations which are provided to you, let us know of any condition in, on, or around the property that you believe may be a fire, health, or safety risk to you or your guests, report to us any inappropriate conduct or behaviour you or your guests observe in or near the property (e.g., potential loiterers or squatters), and lock all windows and doors before you leave the property. If you are experiencing a medical or other emergency, or believe you are a victim of or witness to a crime, please contact the nearest hospital and/or local police.

  11. Failure to follow any of these house rules is a breach of the terms and conditions of your reservation. If anything in our House Rules is unclear, please contact us. We reserve the right to evict any guest or visitor who fails to adhere to our House Rules.

  12. If guests require access outside of business hours (9AM-5PM, Monday to Friday), a call-out fee will apply. Any replacements or call out fees will be calculated accordingly and charged to the guest.

The following is strictly prohibited:

  1. Illegal substances or activity

  2. Pornography production or prostitution

  3. Dangerous or hazardous items

  4. Firearms and other weapons

  5. Placing of obstructions, signage, garbage, food, or personal items unattended outside the property

  6. Commercial photography, film, or videography

  7. Using the property for any purpose other than for personal accommodation.

CANCELLATION POLICY

Stay under 28 nights:

- Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.

- 50% refund for cancellations made at least 7 days before check-in.

- No refunds for cancellations made in 7 days before check-in.

Stay 28 nights or longer:

- Full refund if cancelled within 48 hours of booking and at least 28 days before check-in.

- After that, the deposit is non-refundable.

- If cancel or shorten the booking after check in, 3 weeks notice is required (only applies on 2 months stay or longer)
